The “Real Benefits” of Ceiling Insulation Batts for the Top Level Unit

The “real benefits” of roof and ceiling insulation batts are to protect from the damages of condensation formation!

We patched and painted one top level unit’s ceiling in Wiley Park. This unit’s each room ceiling has suffered long-term ‘damp’ damage. We can see quite a lot of mold on the bathroom and living room ceilings, particularly near the windows.

Through the manhole, we checked the ceiling above and, as we had supposed, excitedly found that the ceilings close to the windows had not been covered by insulation batts properly. We know, condensation usually happens in cold weather or when warm air comes into contact with cold surfaces.

Exposed ceilings can greatly increase the incidence of condensation formation in roof spaces. This is why CSR Bradford suggests using ceiling insulation batts and their roof foil insulation, named Anti-condensation, as well as, especially for steel roof properties, in order to help stop the vapor (moisture within the air) from reaching the cold metal roof. Actually, this Wiley Park unit’s roof is covered with terracotta tiles, which was likely built 50 to 60 years ago. At that time, perhaps due to the non-installation of the building standard for roof insulation, there was merely a wooden frame between the ceiling and the roof tiles, and only some sections of the ceiling were lined with insulation wool. The condensation happened in the space without batts led to an increase in mold. This might be the reason why there was such a severe mold problem on the ceiling.

It’s known to us that the primary function of ceiling insulation batts is to maintain a cooler temperature in summer and a warmer one in winter, thereby enhancing the comfort and energy efficiency of our homes. While, based on this case, we believe that ceiling insulation can offer some protection against condensation damage on the ceiling, even if the extent of this protection is limited.
