We subcontracted an office partition walls and warehouse staff room project from ABI Building & Maintenance in June 2020. This project is quite extensive. It includes a large staff office room featuring a self-standing cross-shaped workstation wall. Additionally, there are up to ceiling glass office partition walls with a standard hinge glass door. There is also a canteen partition room and a computer partition room.
The original open office is quite large, roughly 20 meters by 40 meters. We need to keep the existing carpet floor tiles and ceiling tiles in good condition and try to level with the existing square columns.

We carried out following items to better meet customer requirements:
- Firstly, we used the Rondo 64mm Stud/Track framing system to construct the office plasterboard partition walls frame along with two layers of 13mm plasterboard. The standalone cross-shaped workstation partition wall was enhanced with extra angle steel stud as bracing.
- Secondly, extra back blocking was added on the ceiling top, and double steel studs were used around the door to better support the door or additional fittings.
- Thirdly, on the TV or cupboard walls section in the office and computer room, extra timber or plywood nogging was fixed to better support TV and cabinets on the wall.
- Fourthly, we installed tear away plastic L-bead plus plaster setting to clear finish the top end of plasterboard partition wall (60m), and installed 100mm Aluminum skirting board (matching existing) (60m) to clear finish the wall foot, and set steel external angle to square finish the wall corner (40m).
- Fifthly, we refreshed paint on the new plasterboard partition wall to match the existing office wall.
- Sixthly, we replaced corridor area floor carpet tiles with brand new Hybrid floor board.
Warehouse Staff Room Challenge
The most challenging part was the warehouse staff room. As the warehouse ceiling is over 8 meters high, after discussion, the builder constructed a timber frame for this standalone staff room instead of using the Rondo dropdown ceiling system.
